Mobilisation and brief
At appointment and through RIBA Stages 0–1, establish the delivery brief, decision routes and information needed to move with intent. The client gets a shared starting point for scope, programme and responsibilities.

Construction delivery
A delivery capability that keeps the brief, the build and the commercial controls connected from appointment through handover.
Talk through delivery
Why it matters
The gap between a sound decision and a finished project is made of interfaces, packages, sequencing and thousands of small decisions.
Integrate brings the capability to join that picture up in delivery: early enough to change the outcome, and close enough to the work to see what is actually happening.
What we do
A connected delivery practice for the decisions between brief, design, procurement, site and handover.

01
At appointment and through RIBA Stages 0–1, establish the delivery brief, decision routes and information needed to move with intent. The client gets a shared starting point for scope, programme and responsibilities.
02
During Stages 2–3, test design intent against how the work will be sequenced, accessed and handed over. Constraints are surfaced while design and procurement decisions can still respond.
03
At Stage 4, shape the procurement spine and package strategy around the brief, programme and available market. Tender information is coordinated so the work can be understood and compared.
04
Through Stage 5, keep the estimate, tender position, changes and decisions visible through the Integrate Commercial Framework. The client sees what has moved, why it moved and what needs deciding.
05
Coordinate client, designers, contractors and selected delivery partners around the live work. Reporting connects progress, interfaces, decisions and pressure points rather than treating them as separate conversations.
06
From Stage 6 into Stage 7, bring records, outstanding actions and operational information into a controlled close. Completion evidence stays connected to the wider project handover.
How it works
The Integrate Commercial Framework applies four commercial controls across a five-stage procurement spine aligned to the RIBA Plan of Work 2020. In delivery, the team uses the controls as a working rhythm: checking the right information at each gate, recording the decision and keeping the next stage ready for the client, designers and delivery partners.
01
RIBA Stages 0–1
Set the brief, delivery route and information needed to test feasibility.
02
RIBA Stages 2–3
Test buildability, interfaces, sequencing and decisions as the design develops.
03
RIBA Stage 4
Coordinate package information, market approach and tender readiness.
04
RIBA Stage 5
Use live reporting and controls to keep delivery decisions connected to site.
05
RIBA Stages 6–7
Carry records, actions and operational information through to completion.
Gate A
Set the working cost baseline from the brief and design maturity before market engagement, exposing gaps while they can still be addressed.
Gate B
Translate the coordinated scope into a clear tender ceiling and challenge departures before a package moves forward.
Gate C
Keep a defined pause point in live delivery when safety-critical information, sequencing or controls need review before work proceeds.
Gate D
Carry decisions, records and interfaces from tender into construction, testing and handover so changes are visible and not lost.
Benefits
What we deliver
Our delivery model covers capital works through to repairs across secure, defence, government and commercial environments.
Practice track record / 01
The practice brings depth across Defence, Infrastructure and Commercial settings, with fluency in NEC4, JCT, FIDIC and VOB/B.
Practice track record / 02
Integrate applies procurement, package and delivery coordination in settings where programme, access and multiple interfaces need to stay visible together.
FAQ
There are two engagement models: Integrate can act as Client Representative, or delivery can be provided through selected delivery partners under exclusive agreements. The applicable role, scope and interfaces are made clear at the outset.
A Principal Delivery Partner is an accountable delivery-side role that joins up the route from appointment to handover. It gives the client a clear point for coordination, with the delivery responsibilities set out for the particular appointment.
A Client Representative acts for the client, giving independent advice, challenge and oversight. A Principal Delivery Partner is appointed to lead and coordinate delivery through the agreed delivery model. The role that applies is made clear at the outset.
Integrate works across Defence, Infrastructure and Commercial settings where the work is complex, the interfaces matter and commercial control needs to stay close to delivery.
Yes. M&E installations can be appointed as a standalone service where that is the right fit, or as part of a wider delivery role. The scope and interfaces are agreed at the outset.
